The beach of Sunny Beach is spacious, with length about 10 km, covered with fine and soft golden sand, forming at certain places big dunes. The sea bottom is also sandy and very suitable for bathing and swimming.
There are excellent conditions for hiking on the high paths, and the lovers of fishing can use the capacity of the water tanks for free.

Wild animals inhabit the forests all around and they are a real paradise for all the hunters during the hunting season.
The ground has great opportunities for mountain cycling.

The climate is moderate continental with Mediterranean influence, average summer temperatures here are about 20°C-26°C for the water, and 28°C-30°C for the air. The difference between day and night temperatures does not exceed 3°C. The constant sea breeze brings pleasant cool in the heat of summer. The nearness of the sea also determines the high humidity of the air. The sunshine hours between May and October are about 1,700. Sunny days are about 240-260 year. Property Management
For buyers who are investing in "buy to let" properties we highly recommend the professional services “Property Management “:
▪ Visiting the property once a week, during which we inspect: the general condition of the property, including terraces, bathrooms/toilets, electrical appliances, windows, doors, humidity check, plumbing check. (The above mentioned visits are held when the property is not occupied);
▪ Monthly report at your disposal via e-mail or post with a description and a photo of the eventual problematic place. We are able to provide qualified technicians who will visit your property and remove the damages. (The price of the additional services, i.e. repairs, is not included in the price of the package);
▪ Two basic annual cleanings, including: Washing of the hard floorings; Laundering of the upholstered furniture (including chairs) and the soft floorings; Washing of the windows, window displays, mirrors; Washing of the faience and tiles in the sanitary rooms; Disinfection of the sanitary rooms;
▪ Payment of bills: payment of the local fees and taxes (waste tax, inhabited house duty); payment of the current accounts (for electricity, running water, telephone, centralized security system, etc.);
▪ You can have all types of construction and repair work at high quality and competitive prices such as - joinery work, plastering, roof fixing and floor work, electrician, plumber, etc.

It is our concern to find tenants for your property, if you entitle us to do this. We can pay you a fixed price per night for the short period or receive from you half of the first months rent for the long stay period.

Provided you decide to maintain your property by yourself but you would like to get incomes from it, we could arrange letting of your property for 20 % from the gross incomes from letting the property.

▪ Direct contacts with local and foreign travel agencies, advertising in our website, links and postings on a wealth of reservation tourist websites, issuing of advertising leaflets, PR campaigns, etc.;
▪ Accept direct booking for the properties;
▪ Arrange for maintenance services of the rented property;
▪ Send owners regular landlord reports;
▪ Collect and send to the owners the rental income;
▪ We do a complete preparation, including pre-arrival full maintenance check; Switch-on the boiler; Switch-on the air-con or heating; Clean, dust and polish all furniture, mirrors, windows and make sure everything is in good working order and perfect condition for the holiday Guests’ arrival;
▪ Arrange for cleaning: linen change and laundry; towels change and laundry; apartment cleaning and supplies replenish;
The price of the property management services depends on the undertaken responsibilities. The term of the contract for property management is from1 to 5 years.

Payment Scheme
- € 1500 deposit fee (the deposit will be subtracted from the price of the property in case of purchase);
- 50 % payable within 14 days + preliminary contract
- 50 % within 60 days.

Maintenance charge: 7 Euro/sqm
